What the Day Looks Like

The field trip follows a structured, full-day format with five to six properties visited by bus, each representing a different investment type and set of challenges:

  • Distressed properties – identifying deferred maintenance, estimating renovation costs, and assessing risk
  • Infill lots and new builds – development potential, zoning considerations, and builder relationships
  • Small and large multi-unit residential – income approach valuation, cap rate analysis, and value-add opportunities

At each property, your group will receive a pre-visit briefing, spend time inside the asset, and then conduct a structured debrief led by a TYT mentor. You will not just walk through—you will dig in.

Applying the income approach to value multi-unit residential properties

Estimating renovation scopes and understanding how finishes affect tenant quality and rents

Structuring an offer strategy based on what you discovered inside the building

Asking the right questions of property managers, realtors, and lenders on site

Evaluating risk: bed bug history, aging mechanicals, illegal suites, negative grading, outdated electrical

Thinking Like an Investor

Before the field trip, participants are expected to research the fundamentals of the target market: current rents by bedroom count, local vacancy rates, property tax structures, utility billing norms, property management fees, and maintenance budgets for aging multi-unit buildings.

On site, you will learn to apply those numbers in real time—determining price per door, running cap rate math against asking price, and identifying whether the current income justifies the offer. When it does not, that is where your negotiation begins.
